Clay soil throughout much of the Santee valley expands when saturated and contracts as it dries — that seasonal movement is the primary driver of concrete cracking in this area when slabs are poured without a proper compacted gravel base. The older neighborhoods in central Santee have original concrete from the 1970s and 1980s that is frequently at or past the end of its usable life, and base conditions in those areas are often inadequate by current standards.
